What We Do

Selci Properties is focused on curating multi-residential investment opportunities in Southeastern Ontario, namely Kingston, Belleville, and surrounding areas, where the markets have strong fundamentals – population growth, employment growth, proximity to the 401, long history of real estate appreciation, and low rental vacancy rates. 

We focus on the commercial multifamily space by adding value to existing underperforming buildings, as well as development of new purpose built multi-residential buildings, with the goal of providing higher than average returns to our investing partners, along with safe, clean, and modern housing that tenants will be proud to call home.

Value Add

In a value add opportunity we identify underperforming buildings that will benefit from a repositioning plan to significantly increase the current value and cash flow position of the property.

By maximizing revenues through renovations, capital expenditures, and value add features for tenants we aim to dramatically increase gross revenues. At the same time, operating expenses and overall management of the building is evaluated in order to create efficiencies in the operating budget.

The net impact is a higher net operating income, higher cashflow, and higher building valuation.

Development

In a development opportunity, we acquire land in prime locations with a high housing demand and zoning for multi-residential already in place.

Working with our team of professionals, in conjunction with the city, we plan and design what will ultimately bring the space to its highest and best use.

We manage the development throughout the entire process, from concept plan to a stabilized income producing asset.
